Why per-square-foot pricing exists

Cleaning companies price by the square foot because it scales predictably and it is easy to verify. Your building's area does not change month to month, so a rate per square foot gives both sides a stable basis. Labor is the real cost underneath, but expressing it per square foot lets you compare a 4,000 square foot suite in the West Loop against a 40,000 square foot facility in Elk Grove Village using the same yardstick.

The rate bundles more than a mop. It covers labor, payroll taxes, workers comp and liability insurance, supervision, equipment, cleaning chemicals, travel, and the company's margin. That is why the billed rate per square foot is much higher than the raw labor cost of the minutes spent on your floor.

What the rate includes (and what it may not)

A per-square-foot rate is only comparable if you know what sits inside it. Ask every bidder whether the rate covers:

• Consumables. Paper towels, toilet paper, hand soap, and can liners are sometimes included and sometimes billed separately. This alone can swing an apples-to-apples comparison.
• Restroom detail. Restrooms are the most labor-intensive square footage in most buildings. Confirm they are in scope at the frequency you expect.
